Memorial Parkway: $177 Million Development Plan Unveiled in Huntsville

A $177 million mix of apartments, retail, restaurants, a European-style hotel and creative workspaces will soon come together at the site of the former Heart of Huntsville Mall on the Rocket City’s heavily traveled Memorial Parkway.

Huntsville developer Scott McLain says the development, named “Constellation, ” will transform one of the largest pieces of available land in downtown Huntsville into an active district that complements the area’s nearby attractions — Von Braun Center, Propst Arena, Huntsville Museum of Art, Big Spring Park, EarlyWorks Children’s Museum — as well as the surrounding businesses and upscale historic neighborhoods.

The project will rise from the former site of the Heart of Huntsville Mall.

​McLain says an AC Hotel, a European Marriott brand, is among the possible anchors.The location has garnered a high level of interest. “Developers are currently in discussions with 14 potential tenants, in addition to two letter of intent negotiations, ” Chris Engel, project architect with Goodwyn, Mills and Cawood Inc., told Business Alabama. “The project is on the brink of erupting with activity, and it’s going to be incredible.”

The project team includes: Goodwyn, Mills and Cawood, architect; Coldwell Banker Commercial McLain Real Estate, co-master developer; Batson-Cook Development Co., co-master developer; The McGarey Group, leasing; Batson-Cook Construction Co., construction; and Charles Dunlap, financial advisor.

The site, at Memorial Parkway (US Hwy. 231/431) and Clinton Avenue, will boast 122, 000 square feet of retail, 25, 800 square feet of restaurants, 240, 000 square feet of office and 132, 000 square feet of residential.
