Dobbins Group developing 322-unit community in Florida

Dobbins Group LLC, a multifamily real estate investment firm, and Capstone Building Corp., a general contractor, both based in Birmingham, have started construction on Ranch Hill Apartments in Florida.

Ranch Hill, located in the north Tampa area, is a 322-unit community made up of one-, two- and three-bedroom floor plans. It will be the only development in the submarket utilizing Big House architecture, a trademarked design developed by architect Humphries & Partners that evokes the look and feel of townhouse product, including integrated garages, while providing increased efficiency versus a side-by-side layout.

“Ranch Hill is superiorly located within the northern path of growth from Wesley Chapel, situated just west of I-75 at the corner of State Road 52 and Old Pasco Road. The development’s convenient location provides a superior option for residents commuting to jobs throughout the greater Tampa Bay region, and the lower density layout of Ranch Hill offers an attractive suburban alternative than many of the higher density multifamily communities just a couple of exits to the south,” said Bill Dobbins, principal of Dobbins Group.

In addition to interior amenities, Ranch Hill offers tenants secured and gated entrances, a car wash center, indoor and outdoor fitness center, resort-style pool, dog spa and park and grilling stations and outdoor kitchens.

In addition to Dobbins Group, Capstone Building Corp. and Humphries & Partners, WRA will serve as civil engineer, HPLA as landscape architect and Faulkner Engineering Services as geotechnical and quality control engineer on the project.
