$200 Million Upland Park development planned in Huntsville

Upland Park plan includes 60 acres of residential, retail, office and more.

Nashville-based Nicol Investment Co. has announced plans for a 60-acre, $200 million Upland Park development adjacent to Cummings Research Park in Huntsville.

The complex will include multi-family, senior living, retail, office, entertainment and more, as well as public green space. The project anchor will be HQ, an office and retail complex co-developed by Vintage South.

Nicol described the project this way: “The master plan includes The Kelvin, a 301-unit Class-A community; Vitality at Upland Park, a 189-unit Class-A senior-care project, and The Collins, a 334-unit Class-A multifamily community featuring 150 Big House units designed by Humphreys & Partners. The Collins’ Big House units are unique to the market and have been well-received, offering residents stand-alone buildings with private garages and entrances.”

Upland Park, at Enterprise Way at Cummings Research Park, is Nicol Investment’s first master-planned, mixed-use development.

The firm is partnering with various experts in developing the project — Vitality Living for the senior residential area, Vintage South for retail and office work.

Team members include Centric Architecture as architect for HQ with Birmingham-based Doster Construction serving as general contractor; ESA of Nashville as architect for Vitality at Upland Park with DeAngelis Diamond as the general contractor. The Collins is designed by Humphreys & Partners and TriBridge Residential is the general contractor. The Kelvin is designed by JHP and EMJ Construction is the general contractor.

RAM Partners is providing property management for both of the apartment projects. Colliers is responsible for the retail and office leasing.
